  1. Agency and brokerage

Question 1. Unless the firm has appointed the broker to the seller, a Washington broker who performs brokerage services for a buyer is:

    Show answer

    Answer: A. The buyer’s agent

RCW 18.86.020(1) makes that broker a buyer’s agent. The exceptions are a firm appointment to the seller, an appointment by both sides (limited dual agency) or a broker who is the seller.

From Chapter 18.86 RCW: Real estate brokerage relationships · RCW 18.86.020(1), Agency relationship

  2. Agency and brokerage

Question 2. What does a Washington broker need in order to act as a limited dual agent?

    Show answer

Answer: C. Written consent of both parties, set forth in the services agreement

Under RCW 18.86.060(1), limited dual agency requires the written consent of both parties in the services agreement. RCW 18.86.020 adds that the consent must be separately initialed by the principal.

From Chapter 18.86 RCW: Real estate brokerage relationships · RCW 18.86.060(1), Limited dual agent

  3. Disclosures

Question 3. Washington’s brokerage law says which of these is NOT a material fact about a property?

    Show answer

Answer: B. That a suicide happened in the house

RCW 18.86.010(11) excludes the fact or suspicion that a property was the site of a murder, suicide or other death, a violent crime, a burglary or drug activity, or any other event that does not adversely affect its physical condition or title.

From Chapter 18.86 RCW: Real estate brokerage relationships · RCW 18.86.010(11), Material fact

  4. Disclosures

Question 4. Unless the parties agree otherwise, when must a Washington seller deliver the real property transfer disclosure statement?

    Show answer

Answer: D. Within five business days after mutual acceptance of the purchase agreement

RCW 64.06.030 gives the seller five business days after mutual acceptance, unless the buyer waived it or another time was agreed. The buyer then has three business days to accept the statement or rescind.

From RCW 64.06.030: Delivery of disclosure statement, buyer’s options, time frame · RCW 64.06.030

  5. Agency and brokerage

Question 5. Which duty does a Washington seller’s agent owe the seller but NOT every party in the transaction?

    Show answer

Answer: C. Loyalty: taking no action adverse to the seller’s interest

RCW 18.86.030 lists duties owed to all parties, such as skill and care, honesty and accounting. Loyalty to the seller appears only among the seller’s agent duties in RCW 18.86.040.

From Chapter 18.86 RCW: Real estate brokerage relationships · RCW 18.86.040(1)(a), Seller’s agent duties

    Show answer

Answer: B. The next banking day after receiving it

RCW 18.85.285(7) requires deposit into the firm’s trust bank account the next banking day after receipt, unless the agreement provides for deferred deposit or delivery.

From Chapter 18.85 RCW: Real estate brokers and managing brokers · RCW 18.85.285(7), Trust accounts

  7. Disclosures

Question 7. When must a Washington broker give a client the pamphlet on real estate brokerage in Washington?

    Show answer

Answer: A. As soon as reasonably practical, before the client signs a services agreement

RCW 18.86.030(1)(f) requires the pamphlet, with an acknowledgment of receipt, before a client signs a services agreement. An unrepresented party gets it before signing an offer or as soon as reasonably practical.

  8. The license exam

    Answer: C. A scaled score of 70

WAC 308-124A-760 requires a minimum scaled score of 70 on both the national and the state portion. The managing broker exam needs 75, and a scaled score is not a percentage.

From WAC 308-124A-760: Grading of examinations · WAC 308-124A-760(1)

  9. The license exam

Question 9. A first-time Washington candidate passes the state portion on March 1 and fails the national portion. What is the deadline to pass the national portion?

Washington real estate exam questions people ask

How many questions are on the Washington real estate broker exam?

There are two portions. The national portion has 100 questions and a 150-minute limit; the Washington portion has 30 questions and 90 minutes. PSI may slip in 5 to 10 unscored experimental questions, and they eat into your time.

Most of the state portion tests Washington statutes and rules on licensee conduct (13 questions) and licensing requirements (8). The rest covers general rules, such as the commission’s powers and sanctions, and brokerage relationships under agency law.

Licensed in another state? If the Department of Licensing approves you for reciprocity, you take only the state portion and have 6 months from the approval date to pass it.

What score do you need to pass the Washington broker exam?

Washington sets a minimum scaled score of 70 on each portion. A scaled score is not a percentage: the raw number of correct answers needed can shift a little between test forms, while the cutoff of 70 stays the same.

Your score appears on screen when you finish. If you fail, the emailed score report breaks down your strengths and weaknesses so you know what to review.

How many hours of classes do you need for a Washington real estate license?

You need 90 hours: Real Estate Fundamentals (60 hours, with 3 hours on fair housing and consumer protection) and Real Estate Practices (30 hours), each closing with a course exam.

Your school reports the completions to PSI, which can take up to 7 days, and PSI then emails you a link to register. From the day you finish the courses, you have 2 years to take the exams.

Who does a Washington real estate broker represent?

Under RCW 18.86.020, a broker who performs brokerage services for a buyer is the buyer’s agent, unless the firm appointed that broker to the seller, the broker is appointed by both sides as a limited dual agent, or the broker is the seller.

Since January 1, 2024, the firm needs a written services agreement with each principal, signed before or as soon as reasonably practical after the broker starts working for them. For a buyer, the default term is 60 days, and limited dual agency needs each party’s written consent in that agreement.

Washington real estate exam FAQ

Is a Washington real estate license called a salesperson license?

No. Washington’s entry-level license is a broker license, and a broker works for one firm at a time under a designated or managing broker. How much does the Washington real estate exam cost?

Can I take the Washington broker exam online?

Yes. When you schedule with PSI you choose a test center or a remotely proctored exam.
