Free Ohio real estate practice test: 10 questions

OneTryPass wrote these questions from Ohio law, the commission's rules and the exam vendor's handbook. Pick an answer to see if you got it; each explanation names the section it comes from.

  1. Agency and brokerage

Question 1. An Ohio agent is acting as a dual agent with the consent of both parties. Which of these must the agent do?

    Show answer

Answer: C. Disclose to the buyer any latent material defect the agent knows about

Ohio’s Agency Disclosure Statement lists what a dual agent shall do, including treating both clients honestly and disclosing known latent (not readily observable) material defects to the purchaser. It may not advocate for either party or suggest terms such as price.

  2. Agency and brokerage

Question 2. In one Ohio brokerage, agent Kim works only for the buyer and agent Lee works only for the seller. No manager is personally involved. On the state disclosure form, who are the dual agents?

    Show answer

Answer: A. The principal broker and the managers

When two agents in the same brokerage represent the buyer and the seller, each works for their own client, and unless personally involved the principal broker and managers become dual agents who stay neutral and protect both parties’ confidential information.

  3. Agency and brokerage

Question 3. An Ohio buyer does not want her agent to act as a dual agent on a house the same agent has listed. What does the state disclosure form say she can do?

    Show answer

Answer: D. Ask for another agent in the brokerage to represent her, or end the agency relationship and go to another brokerage

Consent to dual agency is voluntary. The Agency Disclosure Statement says a party who does not agree may request that a separate agent in the brokerage be appointed, or terminate the agency relationship and get representation from another brokerage.

  4. Disclosures

Question 4. An Ohio buyer received the seller’s Residential Property Disclosure Form only after signing the purchase contract. Which deadline applies to the buyer’s right to rescind?

    Show answer

Answer: A. 3 business days after the buyer or the buyer’s agent receives the form, as long as that is also before closing and within 30 days of acceptance

Under R.C. 5302.30(K), as printed on the state form, the signed rescission must be delivered before all three dates: closing, 30 days after the owner accepted the offer, and 3 business days after the buyer or buyer’s agent receives the form or an amendment.

  5. Disclosures

Question 5. Since April 3, 2026, what must an Ohio licensee have before marketing or showing a seller’s home?

    Show answer

Answer: B. The seller’s signed and dated copy of the Anti-Discrimination Disclosure

The state Anti-Discrimination Disclosure says no licensee may market, advertise, show or otherwise offer a seller’s residential real estate unless the licensee has given the seller the form and received a signed and dated copy.

Question 6. Which class is protected by the Ohio fair housing law but does not appear on the federal Fair Housing Act list?

    Show answer

    Answer: D. Military status

The Ohio law, R.C. 4112.02(H), covers race, color, religion, sex, familial status, ancestry, military status, disability and national origin. Ancestry and military status are the two classes the federal list does not have.

  10. The license exam

Question 10. An Ohio candidate fails the state portion. What is the first step to retest?

    Show answer

Answer: C. Submit a Retake Application service request and fee to the Division online

The retest starts with the Division, not PSI: the candidate files the Retake Application service request and fee online, and books only after the Division notifies PSI. The retake must happen within the original 12-month period.

Ohio real estate exam questions people ask

How many questions are on the Ohio real estate salesperson exam?

Two portions, one sitting: 80 national questions in 120 minutes and 40 Ohio questions in 60 minutes, 180 minutes in total. PSI may slip in 5 to 10 unscored experimental questions, and they still use up your clock.

The Ohio portion follows its own outline: 16 questions on license law and commission rules, 14 on brokerage relationships and agency, 6 on licensing requirements and 4 on how the state governs the profession.

How many hours of classes do you need for an Ohio real estate license?

Since April 9, 2025, the answer is 100 hours, down from 120: 40 in principles and practices, 40 in Ohio real estate law (civil rights and housing discrimination included), 10 in appraisal and 10 in finance. A lawyer admitted to practice before the Supreme Court of Ohio skips the law course.

Old coursework has a shelf life. If you have not held a license in the last four years, the courses count only if you finished them within the 10 years before you apply.

Does Ohio allow dual agency?

Yes, when both parties are told and agree. The state’s Agency Disclosure Statement has a dual agent stay neutral: it treats both clients honestly and discloses known latent defects to the buyer, but it may not advocate for either side or suggest a price.

When two agents of one brokerage represent the buyer and the seller, each agent works for their own client, and the principal broker and managers become dual agents unless they are personally involved.
