Free Colorado real estate practice test: 10 questions

OneTryPass wrote these questions from Colorado law, the commission's rules and the exam vendor's handbook. Pick an answer to see if you got it; each explanation names the section it comes from.

  1. Agency and brokerage

Question 1. Under the Colorado law that took effect on August 12, 2026, what must a broker have before doing licensed brokerage work for a buyer or seller?

    Show answer

Answer: B. A written agreement that sets up a transaction-broker or single-agency relationship and clearly states the broker’s pay

HB26-1426 rewrote section 12-10-403, C.R.S.: both single agency and transaction-brokerage now have to be set up in a written agreement that conspicuously discloses the amount or rate of compensation, signed before the broker performs licensed activities.

From Real Estate Broker Advisory: Signed Listing Agreements REQUIRED By New Law | Division of Real Estate · Division advisory of August 12, 2026 (HB26-1426, §12-10-403, C.R.S.)

  2. Agency and brokerage

Question 2. A Colorado broker is a single agent for a seller. An unrepresented buyer wants to make an offer on that listing through the same broker. Which arrangement is NOT allowed?

    Show answer

Answer: D. Single agent for both the seller and the buyer

Commission Rule 6.7 bars a broker or team from acting as a single agent for one consumer and as a single agent or transaction-broker for the other in the same deal; that would be dual agency, which Colorado does not allow. The other three set-ups are permitted when disclosed in writing.

From Brokerage Relationship Disclosures | Division of Real Estate · Commission Rule 6.7

  3. Disclosures

Question 3. A Colorado broker who was a single agent for a seller starts helping both the seller and the buyer as a transaction-broker. When must the seller get the Commission-approved Change of Status form?

    Show answer

Answer: A. When the broker begins helping both parties, and no later than when the seller signs the contract

Rule 6.9 requires the written Change of Status form for the consumer whose relationship changes, given when the broker starts assisting both sides as a transaction-broker and not later than when that consumer signs the contract.

From 4 CCR 725-1, Rules Regarding Real Estate Brokers (effective January 30, 2026) · Rule 6.9, Change of Status Disclosure in Writing

  4. Disclosures

Question 4. When must a Colorado broker give a consumer the written brokerage relationship disclosure?

    Show answer

Answer: C. Before asking about or discussing the consumer’s confidential information, such as motivation or finances

Rule 6.5 ties the written disclosure to confidential information: it must come before the broker elicits or discusses it. Small talk about price range, location or style, and general questions about advertised listings, do not trigger it.

From 4 CCR 725-1, Rules Regarding Real Estate Brokers (effective January 30, 2026) · Rule 6.5, Brokerage Relationships Disclosures in Writing

  5. Licensing rules

Question 5. A Colorado brokerage firm will hold a buyer’s earnest money under a sales contract. By when must the firm deposit it in its trust account?

    Show answer

Answer: B. No later than three business days after receiving it or after the contract is mutually signed, whichever is later

Rule 5.7.B gives three business days from receipt of the funds or mutual execution of the contract, whichever is later. Money received for property management gets five business days under Rule 5.7.A.

  6. Licensing rules

Question 6. How long must a Colorado broker and brokerage firm keep a transaction file?

    Show answer

Answer: D. Four years from closing, or from the expiration of a listing that never closed

Rule 6.20 requires both the broker and the firm to keep transaction files for four years, counted from the consummation date or, for a listing that never closes, from its expiration date.

From 4 CCR 725-1, Rules Regarding Real Estate Brokers (effective January 30, 2026) · Rule 6.20, Transaction File Requirements

  7. Contracts and offers

Question 7. A Commission-approved form exists and fits the transaction. What must a Colorado broker do?

    Show answer

Answer: A. Use the Commission-approved form

Rule 7.1.A requires the Commission-approved form whenever one exists and is appropriate. The broker must also tell the parties that standard forms have important legal consequences and that they should consult a lawyer before signing.

From 4 CCR 725-1, Rules Regarding Real Estate Brokers (effective January 30, 2026) · Rule 7.1, Standard Forms

  8. The license exam

Question 8. How many correct answers does a candidate need on the state part of the Colorado broker exam?

    Show answer

    Answer: C. 53 of 74

The PSI bulletin requires 53 correct answers out of 74 on the state part, which runs 110 minutes. The national part is separate: 60 correct out of 80 in 120 minutes.

From Colorado Real Estate Candidate Information Bulletin (PSI, updated October 1, 2023) · Description of Examination; Score Reporting

  9. Pre- and post-licensing education

Question 9. How many hours of qualifying education must a first-time applicant finish for a Colorado broker license?

    Show answer

    Answer: B. 168

The Division requires 168 hours: 48 in Real Estate Law and Practice, 48 in Colorado Contracts and Regulations, 32 in Practical Applications, 24 in Real Estate Closings, and 8 each in Trust Accounts and Recordkeeping and Current Legal Issues.

From Broker Qualifying Education | Division of Real Estate · Pre-Licensing Education Courses

  10. Licensing rules

Question 10. Colorado’s group errors and omissions policy must give each licensee at least how much coverage per covered claim?

    Show answer

    Answer: C. $100,000

Rule 3.9.B sets at least $100,000 per covered claim and a $300,000 annual aggregate, with defense costs paid on top of those limits and a deductible of no more than $1,000.

From 4 CCR 725-1, Rules Regarding Real Estate Brokers (effective January 30, 2026) · Rule 3.9, Errors and Omissions Insurance

Colorado real estate exam questions people ask

How many questions are on the Colorado real estate broker exam?

Colorado gives a single broker exam in two parts, both through PSI. The national part has 80 questions and 120 minutes; the state part has 74 questions and 110 minutes. PSI may slip in 5 to 10 unscored experimental questions, and they eat into your clock.

The state part is built on Colorado statute, Commission rules and position statements, and the paperwork brokers fill out every day. Forms and contracts carry the most weight with 23 of the 74 questions, ahead of brokerage relationships and licensee conduct at 11 apiece and closings at 10.

What score do you need to pass the Colorado real estate exam?

Each part is scored by itself: 60 right answers on the national part and 53 on the state part. Your result shows on screen as soon as you finish, and a failing score report breaks down where you were strong and weak.

A pass on either part is good for one year. If your complete license application isn’t filed by then, the Commission’s rules treat that grade as invalid.

How many hours of classes do you need for a Colorado real estate license?

You need 168 hours across six required courses: Real Estate Law and Practice (48), Colorado Contracts and Regulations (48), Practical Applications (32), Real Estate Closings (24), Trust Accounts and Recordkeeping (8) and Current Legal Issues (8). A degree with a major in real estate can stand in for the coursework.

Finish every course before test day. PSI warns that an exam taken before your completion date doesn’t count toward the license, so you would have to sit for it again.

What do you do after passing the Colorado real estate exam?

Get fingerprinted through the Colorado Bureau of Investigation before you apply, put an errors and omissions policy in place, and file the online application with the $83 fee. New licensees start at the associate broker level under an employing broker; the independent level takes two years on active status.

Your first license expires on December 31 of the year it is issued, with no continuing education due for that short stretch. After that, each three-year cycle needs 24 hours, and half of them must come from three versions of the Commission’s four-hour Annual Commission Update course.

How do brokerage relationships work in Colorado?

A Colorado broker works with a consumer as a single agent or as a transaction-broker. Dual agency is off the table: a broker or team can’t be a single agent for one side while acting as a single agent or transaction-broker for the other side of the same deal.

Since August 12, 2026, either relationship has to be created by a written agreement that clearly states what the broker will be paid, signed before any licensed work starts. Before that date, a transaction-broker could work without one.
