California real estate exam practice test

As of October 26, 2026, California requires three college-level courses before the salesperson exam: Real Estate Principles, Real Estate Practice and one elective from the DRE’s list.

The California Department of Real Estate gives salesperson candidates 3 hours to answer 150 multiple-choice questions.

A California salesperson candidate passes by answering at least 70% of the questions correctly, and the DRE shows the actual score only to candidates who fail (per dre.ca.gov, checked on Oct 26, 2026).

Free California real estate practice test: 10 questions

OneTryPass wrote these questions from California law, the commission's rules and the exam vendor's handbook. Pick an answer to see if you got it; each explanation names the section it comes from.

  1. Agency and brokerage

Question 1. A California listing agent is about to sign a listing agreement with a homeowner. When must the agent hand the seller the agency relationship disclosure form?

    Show answer

Answer: B. Before entering into the listing agreement

Civil Code section 2079.14 requires the seller’s agent to give the seller the "Disclosure Regarding Real Estate Agency Relationship" form before entering into the listing agreement, and to get a signed acknowledgment of receipt.

Question 2. A California broker is a dual agent. The buyer privately says she would pay more than her offer. What may the broker tell the seller?

    Show answer

Answer: D. Nothing about it without the buyer’s express permission

Under Civil Code section 2079.21, a dual agent may not disclose confidential information obtained from the buyer without the buyer’s express permission, and the statute names the buyer’s willingness to pay more than the offered price as an example.

    Show answer

    Answer: B. Three years

Section 1710.2 says a death on the property, and the manner of death, is not a material fact requiring disclosure when it occurred more than three years before the offer. The agent still may not lie in response to a direct question about deaths on the property.

California real estate exam questions people ask

How many questions are on the California real estate salesperson exam?

There are 150 multiple-choice questions, each with four answer choices, and you get 3 hours. The DRE’s RE 425 outline spreads them over seven subject areas; practice of real estate and disclosures carries the most weight at about 25%, followed by agency law and fiduciary duties at about 17%.

The DRE runs the test itself, on screen, at sites in Fresno, La Palma, Oakland, Sacramento and San Diego. Once approved, you can grab an open seat in eLicensing until 6:00 a.m. on test day.

What courses do you need before the California salesperson exam?

Three college-level courses: Real Estate Principles, Real Estate Practice and one elective, such as Legal Aspects of Real Estate, Real Estate Finance or Property Management. Every DRE-approved course runs at least 45 hours, and continuing education classes do not count.

Since 2024 the Practice course has to cover implicit bias and fair housing, including a role-play in which you act as both the consumer and the agent. Members of the California State Bar skip the coursework.

When does a California agent give you the agency disclosure form?

A seller’s agent hands the seller the "Disclosure Regarding Real Estate Agency Relationship" form before the listing agreement is signed. A buyer’s agent gives it to the buyer as soon as practicable before the buyer-broker representation agreement and the offer are signed.

If one brokerage represents both sides, it is a dual agent and cannot pass along price-related confidences, such as a buyer’s willingness to pay more, without that party’s express permission.
